Real estate is often termed as the safest investment avenue. In fact, real estate investments done with proper evaluation of the property (and its true value), can lead to good profits. This is one reason why some people pursue real estate investment as their full time job. The talks of real estate are generally focussed towards residential real estate; commercial real estate seems to take a back seat. However, commercial real estate too is a good option for investing in real estate.

Commercial real estate includes a lot of different kinds of properties. Most people relate commercial real estate with only office complexes or factories/ industrial units. However, that is not all of commercial real estate. There is more to commercial real estate. Health care centers, retail structures and warehouse are all good examples of commercial real estate. Even residential properties like apartments (or any property that consists of more than four residential units) are considered commercial real estate. In fact, such commercial real estate is much in demand.

FBM KLCI stays in red at mid-morning

KUALA LUMPUR: The FBM KLCI fell 6.51 points to 1,340.41 at 10.05am Friday, May 14, dragged by losses at key blue chips including Sime Darby, KLK and Genting.

Asian markets also fell across the board, with Japan's Nikkei 225 down 1.61% to10,449.82, South Korea's Kospi down 0.27% to 1,690.05, Taiwan's TAIEX Index down 0.39% to 7,740.37 and Hong Kong's Hang Seng Index opened 0.8% lower at 20,258.45.

Regional markets fell after the overnight slide at Wall Street on economic growth jitters.

At the Bursa Malaysia, Sime Darby was the top loser at mid-morning and fell 28 sen to RM8.37. The counter was also among the most active with 18.8 million shares done.

Let say you have some RM20,000 of money and you are still wondering which instrument you would like to invest your money.

Here we compare the investment base on Unit Trust, ASB and EPF. For the fixed depositm, we should left out as the rate is between 2.5% to 3% per annum.

Rate o return pe annum: 
Let say, ASB(8%), EPF(4.5%), Unit Trust (12%)
Investment period: 15 years
Initial Investment: RM20K

Then your estimated return for 15 years as follow:

ASB:RM63,443
EPF: RM38,705
Unit Trust: RM109,479

When you see above figure, the different among above instrument is very huge.

Berikut adalah contoh bagaimana anda boleh mengeluarkan simpanan KWSP anda untuk pelaburan unit amanah.
Pada asasnya, anda boleh mengeluarkan 20% daripada perbezaan antara jumlah simpanan anda dan simpanan asas Akaun 1.
Di bawah ditunjukkan Simpanan asas yang perlu ada dalam Akaun 1:

Anda perlu tambah sekurang-kurangnya RM5k daripada Simpanan Asas anda berdasarkan tahap umur untuk melayakkan anda mengeluarkan simpanan dalam Akaun 1 untuk dilaburkan di Unit Trust Fund yang terpilih

Contoh:
Sekiranya anda berumur 36 tahun dan jumlah akaun 1 anda adalah RM50,000.

50,000 tolak baki asas (RM32,000) = RM18,000
Maka, kelayakan anda adalah RM3,600 (20% dari perbezaan (RM18,000) = RM3,600)
